Legal requirement for Operators to PAT test....

It is my understanding that there is no legal requirement for SAOs (serviced apartment operators) or thier landlord to PAT test equipment in the apartments we operate/own.

The legal requirement is that all appilances are checked at a "reasonable"  frequency (ie a frequency that is appropriate for the appliance) by a suitably qualified individual to ensure they are safe to use.

The benfit of PAT testing is simply that if a guest was injured by an appilance and the operator ended up in court they would have documentary evidence that these checks were done and so the operator would be in a stonger position.

In fact as long a maintenance engineer has made a note on a system or in a book stating that the kettle, toaster, bedside lights were checked on such and such a date and were correctly wired and in good condition.

 

I would be interested in peoples views on the accuracy of the above and any legal support for either this view or any other.
